WJL Design is a residential architectural design service that specializes in new home and renovation design for existing homes. We have been in business for over 28 years and have designed residences from Florida to Maine and to the North West part of Montana. Bill Lammlein, the owner and designer, has been involved with the construction business for over 35 years and was formally trained in the field of theater design. He did work for The Kentucky Opera Association, Louisville Ballet, and Actors Theater of Louisville for the first 2 years of his career. Then he worked for Myers Thompson Display Co. designing and building parade floats and trade show exhibits. From there he moved on to work for Ward Construction Company where he learned construction and architectural design from one of Louisville’s prominent architects Jasper D. Ward before opening his own construction business in mid 1970. Since 1980 Bill has been helping people design homes for their families and making existing homes meet today’s lifestyles.
After World War Two we for some reason forgot the design theories that the Greeks gave us. They gave us a body of rules that have been handed down from generation to generation of designers. Certain rules always apply in design regardless of what the application is. WJL Design uses classical architectural rules in the design process regardless if your design is modern, contemporary, or classical. Looking at tract housing today it is easy to see that we have lost good substantial design practice to what is easy and fast but not less costly.
We understand that designing a home for your family should be a deeply personal endeavor. We work hard to listen to you and help you design a home that is a comfortable place for your family. Our goal is to help you design your home by directing you to make good choices. We will not let you make the common mistake of designing a home that is what other people want or think you should have.
We understand that it is your money you are spending to design and build your home. We do not design our own dream home for you to live in. The home belongs to you and your family.
What We Do:
A lot of people think we just produce blueprints for a builder or contractor to see what it is you want him to do. That is part of what we do but the reality is that’s a small part. To begin with we call the blueprints we produce designs, plans, drawings or documents. An even better name would be directions. The design drawings are directions to your builder on how to build your structure. We include all necessary details that would be needed to make the structure look the way you want it to look. We also include the proper sizing for all structural elements. We use structural elements that meet the International Residential Code that has been adapted by the State of Kentucky for all residential construction. We work with licensed engineers when necessary to comply with all building codes.
We include on the cover page of the documents a space for the builder and you to sign, making the drawings a part of your contract. He agrees to comply with the drawings and do everything they tell him to do. Changes may be made but you have the right to know and agree to them. By making the drawings a part of your contract it protects you and the builder from any misunderstanding that may develop during the building process.
We always make ourselves available for questions and consultation when a question or disagreement arises between the builder and our drawings. We understand that there are many ways to solve a problem or do a certain task that may not be reflected in the drawings. We work with the builder and you to gain the best solution for these times. Our participation does not stop when you are handed the finished drawings.
We are also a design build service. We will do the contracting on a fee basis, unlike the typical contractor/client relationship. We will oversee the construction of your project for a fixed fee. Eliminating inflated subcontractor fees and percentages. You keep complete control of all the financial aspects of your job. This will ultimately save you money.
We handle all the other responsibilities just as a contractor would do.
